This issue, Urban Development Institute of

Australia’s CEO, Danni Addison, shares with us

her thoughts on the growing popularity of new

communities in growth corridors.

Sweet Suburban Living

A Place to Call

Home at Rothwell

An increasing number of

Melburnians are buying into

housing estates, telling us

that many are still attracted to

leading a lifestyle underpinned

by a strong sense of community.

While affordability is

undoubtedly a key factor

boosting demand in the

greenfield housing estate

market, it is not the only

benefit of buying into a new

estate. As the housing industry

evolves, the bar continues to

rise and increasingly diverse

housing options are emerging

to the benefit of consumers.

We are therefore seeing some

truly wonderful homes and

communities across all of

Melbourne’s growth corridors.

Dacland’s Mitchell’s Run

development in Doreen, Victoria;

a first prize winner in the 2013

UDIA Awards for Excellence;

is an outstanding example of

the high calibre one can expect

when buying into a quality

housing estate. The impressive

project embraces its surrounding

landscape with the retention of

natural vegetation that offers a

real sense of place and sanctuary.

Additionally, the site integrates

well with the broader precinct,

and boasts good access to a

local shopping centre, school,

neighbourhood centre and

surrounding estates.

As the development industry

continues to grow and adapt to

consumer wants and needs, we

can expect many more quality

housing estates to emerge. The

challenge for the industry is

to find ways to offer unique

features and lifestyle offerings

that are focused on what is

important to consumers and

the lives of the communities

we are building.

While the urban development

industry plays a large role in

realising the housing potential in

Victoria’s greenfield areas, there

are additional factors that need

to be addressed by government

and key policy makers if we

are to keep new housing in the

outer regions affordable and

attainable. The key factors to be

addressed include the consistent

supply of land, healthy levels

of competition and reasonable

infrastructure rates in our

newest communities.

At UDIA, we are working

hard to address these issues

so that everyday homebuyers

may continue to experience

the sweet suburban lifestyle

options offered by greenfield

housing estates.

property professionals.

After hearing about

Rothwell from a friend,

Brisbane-based couple

Hari and Naga were so

keen to buy at the new

community, they jumped

on a last-minute flight

to Melbourne to make

sure they secured their

dream home.

The couple always knew that

Melbourne was the place to start

a family and now they’re looking

forward to being closer to friends,

family and work.

Hari and Naga had moved to

Brisbane for work opportunities,

but the couple realised that

Melbourne was a better fit for them.

A friend recommended Rothwell

and made an inquiry on the couple’s

behalf. That prompted them to take

immediate action!

“We didn’t want to miss out

and knew we would regret it if we

didn’t make it to the sales day. It

was well worth the trip – now we

are able to build the home we have

always dreamed of and are even

recommending family and friends

to explore the lifestyle and houses

on offer here,” said Naga.

Naga said it was the prime

location that convinced them to

buy at Rothwell in an area that had

everything they needed.

“Both Hari and I will be working

in the CBD so when it came to

relocating, transport connectivity

was a priority – now we are close

to the freeway and Rothwell train

station,” said Naga.

“Tarneit is undergoing extensive

development, which will only

benefit us and other future

residents. We’re looking forward to

new shops, parks and schools.”

“Considering how central

Tarneit is, we were pleasantly

surprised by how affordable

Rothwell is,” Naga said.

“We are excited by the

possibility of some more familiar

faces around the neighbourhood

and can’t wait to see this

community take shape,” he added.

Moving back to Melbourne from Brisbane, Hari and Naga are looking forward to being closer to friends, family and work

as they raise a family at Rothwell.

Award winning Mitchell’s Run community embraces the surrounding landscape and

integrates well with the local area.
